Viral: New shock in rent in Bengaluru! 40 thousand rent, 40 thousand brokerage and 2.4 lakh deposit, tenant narrated his ordeal

June 19, 2026 by Uma Shankar

Usually, when a person takes a house on rent, the landlord deposits some amount as security deposit. Its purpose is to provide protection in case of any possible loss or outstanding payment. In most cities of the country, this amount is equal to one or two months’ rent. At some places, deposits of three to six months are also taken, but that too is seen more in special circumstances or in cases of commercial properties.

However, the news of a tenant in Bengaluru being asked for a security deposit equal to six months’ rent has caught people’s attention. The matter came to light when a user named Paritosh Sharma on X (earlier Twitter) shared his friend’s experience.

How much security did you ask for?

He told that his friend had recently shifted to Bengaluru and was looking for a flat to live. After a lot of research, he liked a house whose monthly rent was Rs 40 thousand. But the real shock came when a separate brokerage of Rs 40 thousand was demanded from him. Apart from this, the landlord also put a condition of depositing a security deposit of Rs 2 lakh 40 thousand equal to six months’ rent.

Raising questions on this entire matter, Paritosh wrote that what is the logic behind taking six months’ deposit? According to him, he has not seen such a trend in many big cities of the country. He also said that many times landlords do not even return the entire security amount after the tenant leaves the house. In such a situation, depositing such a huge amount becomes a matter of concern for people.

After the post went viral, a large number of people shared their experiences in the comment section. Many users claimed that this is nothing new in Bengaluru. One person wrote that a deposit of six months would still be considered less. According to him, some landlords ask for an advance amount equal to 10 to 11 months’ rent.
