India’s real estate sector is growing rapidly, investment increased by 70%, what is the reason?

Once again the confidence of big investors in the Indian real estate sector seems to be increasing. There was institutional investment of $ 2.9 billion (about Rs 25,000 crore) in this sector in the April-June 2026 quarter, which is 70% more than the same period last year. According to the report of property consultancy Colliers, this sharp jump in investment was seen due to strong participation of domestic and foreign investors and big deals.

Strongest first six months of six years

According to the report, there was a total institutional investment of $ 4.5 billion in Indian real estate during January to June 2026. This is 50% more than last year and is considered to be the best performance of the first half in the last six years. It is clear from this that the confidence of investors in the Indian property market is continuously strengthening.

Domestic and foreign investors increased stakes

In the April-June quarter, domestic investors invested $1.33 billion, which was 46% of the total investment. Whereas foreign investors invested 1.54 billion dollars and their stake was 54%. Despite tensions in West Asia and global uncertainties, foreign investors maintained confidence in India’s real estate market.

Office space and data center become the first choice for investment

During this period, maximum investment took place in office property. In the first half, about $1.9 billion was invested in this segment, which is more than 40% of the total investment. Apart from this, investment in mixed-use projects, data centers and other alternative assets also increased rapidly. At the same time, investment in residential real estate declined by 43% to about $500 million.

Chennai and Bengaluru remained at the forefront

Chennai and Bengaluru remained at the forefront in terms of attracting investment. The two cities together received investments of about $1.2 billion in the first half, which is about 27% of the total investment. In both these cities, maximum investment took place in office property. Apart from this, investors also showed interest in many multi-city projects and small towns.

The market may remain strong in future also

Experts believe that due to India’s strong economic growth, corporate expansion, increasing demand for data centers and better business environment, investment trend in the real estate sector may remain strong in the coming months. There is a possibility of increase in investment especially in commercial property and alternative assets.
