Bumper boom in real estate! Home sales increased by 16% in 75 major cities of the country, property market gained rapid pace.

Home sales in 75 major cities of India increased by 16 percent to Rs 9.33 lakh crore in the financial year 2025-26, while the number of houses sold to customers declined by a slight one percent. Liases Foras gave this information. Liases Foras Real Estate Rating and Research Private Limited on Monday released data of 75 housing markets of India. According to the data, the number of home sales declined by one percent to 7,09,793 units in the financial year 2025-26, which was 7,19,029 in the financial year 2024-25. In terms of value, sales were Rs 9,32,965 crore last financial year, which is an increase of 16 percent. In the last financial year, the supply of new houses in these 75 cities increased by 10 percent to 6,20,842 units.

Increase in supply of houses

Liases Foras said that despite economic concerns, housing sales have remained almost stable in more than 75 cities, while the supply of new homes has increased by about 10 percent on an annual basis. Due to this, the number of unsold houses has increased by 13 percent and it has reached about 12 lakh units, which shows the increase in supply. According to the research firm, sales in the top eight cities declined to 5,07,850 units during FY 2025-26, while it was 5,09,211 units in FY 2024-25. Sales in tier II and III cities declined by four percent to 2,01,943 units as against 2,09,818 units earlier.

Housing sales in metros

The report said that among the top eight metros, Mumbai Metropolitan Region (MMR) stood first, accounting for 23.7 percent of all India annual sales and registering a growth of 4 percent year-on-year. Bengaluru stood second, with 9.9 percent share of the all-India market. Despite ranking second in supply available for sale, Pune recorded a 25 percent year-on-year decline in annual sales. Liases Foras said that the house price index increased by 3 percent annually during the financial year 2025-26. There are approximately 18,000 real estate developers in these 75 cities.
